Building services multi-skilled engineer job simulation

A building services multi-skilled engineer job simulation is practice at keeping an occupied building safe and legal. On a simulated office and outpatient clinic campus you plan maintenance, triage alarms, check water, fire alarm and emergency lighting records, code wiring faults, review a roof permit and build a compliance calendar. It is practice, not employment or a competence qualification.

Days 1 to 5 are free. No card to start.

The project

You join Calderfield Building Services Ltd (simulated company)

Calderfield Building Services Ltd (simulated company) is a facilities management contractor, hard services in Leeds. You help its team deliver a project for Redmere Park Estates, at Redmere Park: Tower House offices and the Redmere Outpatient Clinic.

You are the junior building services engineer on a facilities contract. In four weeks you build a planned maintenance schedule, triage a Monday morning with two alarms, check a water temperature log and a fire alarm test record, code the faults in a wiring inspection, make a live corridor board safe, answer a client who wants the clinic open longer, check a roof permit and a contractor's method statement, refuse an unsafe boiler request and write the incident report. You finish with a 12-month compliance calendar. The skill is safe first, evidence second, and helpful to a busy client third.

About the Building Services Multi-skilled Engineer role

Planned maintenance, helpdesk priorities and service levels

A facilities contractor lives by its planned preventive maintenance schedule and its helpdesk clock. The industry uses standard task libraries, such as SFG20, to decide what to do and how often, and the contract sets the service levels.

In the simulation you turn a task library into visits and hours for a labour plan, work out a month's service level performance and the credit it triggers, and triage a Monday morning with two alarms at once without bridging a safety device.

Water hygiene, fire alarm and emergency lighting records

Compliance work is mostly records, and a record is only useful if it is true. The simulation gives you a water temperature log, a weekly fire alarm test record and an emergency lighting result sheet, each with planted mistakes.

You check hot and cold limits against the written scheme, with the higher limits for healthcare premises, the weekly rota for call points under BS 5839-1 and the monthly and annual tests under BS 5266-1. A later task asks what to do when a colleague suggests filling in a missing week.

EICR codes, live boards and F-gas checks

The fixed wiring report uses codes C1, C2, C3 and FI under BS 7671, and the code decides how fast the client must act. You classify eight observations, then decide what to do about an exposed live board in a public corridor.

A separate task works through an F-gas register: the CO2 equivalent of each system from charge and global warming potential, the leak check interval for each size band, the effect of an automatic leak detection system and which checks are overdue.

Roof work, boilers and the 12-month calendar

Roof plant brings the Work at Height Regulations 2005 into the job. You review a draft permit and a contractor's method statement, applying the order of avoid, prevent and reduce, with collective measures before personal ones, and you refuse an unsafe boiler request.

The capstone is a 12-month planned maintenance and compliance calendar, with the overdue items first, owners and the evidence that proves each task was done. It is a compact portfolio piece you can talk through in an interview.

Questions

Quick answers

What does a building services multi-skilled engineer do?

They look after the mechanical, electrical, water and fire systems of a building, working from planned maintenance schedules and a helpdesk. Records and safe working matter as much as the repair.

What is planned preventive maintenance?

It is scheduled work that keeps plant in a safe and efficient condition before it fails. The frequency of each task comes from a standard, the manufacturer or the contract.

What temperatures does Legionella control require?

Guidance under ACoP L8 and HSG274 expects hot water stored at 60 degrees C or above, outlets reaching 50 degrees C within a minute (55 degrees C in healthcare premises) and cold water below 20 degrees C. Check the current guidance for your site.

What is the weekly fire alarm test?

Under BS 5839-1 a user tests one manual call point each week, a different one each week, and logs it. Periodic inspection by a competent person is separate.

What do the EICR codes C1, C2, C3 and FI mean?

C1 is danger present and needs immediate action. C2 is potentially dangerous and needs urgent action. C3 is an improvement recommendation. FI means further investigation is required.

How often are F-gas leak checks needed?

It depends on the CO2 equivalent of the charge, and an automatic leak detection system changes the interval. The simulation works through the bands. Confirm the current regulation before relying on it.

Is a simulation a substitute for competence?

No. It builds the habit of checking records and refusing unsafe requests. Gas, refrigerant, live electrical work and work at height need training, authorisation and supervision where you work.

Do I need to be a qualified engineer?

No. The simulation teaches the order of work, the records and the safety rules, but it does not make you competent to work on live equipment, gas, refrigerant or roofs. Always follow your own employer's rules and the law where you work.

Is the campus a real one?

No. Calderfield Building Services, Redmere Park and the clinic are made up, and the site is simulated. The documents, readings and situations follow what a junior building services engineer meets.

How long does it take?

The free week is about ten hours over five days. The full Premium edition runs over twenty working days and about thirty to forty hours, at your own pace.

Which equipment brands does it use?

None. The content is vendor-neutral, so it applies to any building that follows the same standards.

What do I get at the end?

A work record with scores by task and skill, which shows on your EDWartens profile under Work experience, marked as a job simulation.

Is the Building Services Multi-skilled Engineer job simulation free?

Yes, to start. Days 1 to 5 are free. The certificate and the Premium edition are optional and are priced on this page in your currency.

Does it count as work experience?

It shows on your EDWartens profile under Work experience, marked as a job simulation. It is not employment. A job simulation is a realistic training project at a simulated company. It is not employment, an internship or a work placement. Hours are active hours the learner logged on EDWartens.
